Site 2-500 Main Street

As a Technical Assistance to Brownfields (TAB) partner to the Kansas State University Brownfields Program, EJD+P led the development of a visioning document for four key redevelopment sites in the Windsor downtown core.

This work translated the existing vision and priorities of Windsor’s downtown Business Improvement District into clear, site-specific redevelopment concepts for the City. The visioning framework reflects downtown stakeholder goals for reinvestment, walkability, and economic vitality, and provides an actionable foundation to support brownfield reuse, funding pursuits, and future development—while reinforcing Windsor’s small-town character and long-term downtown strategy.

Former Gym / GoodYear Building Context & Vision

500 Main Street is a pivotal redevelopment site in downtown Windsor, strategically located adjacent to the future Fifth Street Plaza. The project will transform this underutilized single-story structure into a vibrant, year-round destination for dining, events, and outdoor activity, serving as an anchor to the new plaza and adjacent lakefront park.The design focuses on seamlessly connecting indoor and outdoor spaces, promoting community gathering, and complementing the $12M bond-funded plaza improvements. The goal is to create a dynamic hub that links the downtown core, the lake and beach area, and the expanded alley activation project.

500 Main Street sits at a critical junction between Downtown Windsor and the future Fifth Street Plaza and Lake Park, making it a key catalyst site for redevelopment. The building is positioned to bridge the historic downtown core and the lakefront recreation area, providing a dynamic transition between civic, commercial, and recreational uses.
